Still waiting to see the contract for the nashi block - the solicitor needs the building entitlement confirmation. Seems like the owner isn't in a hurry. I have no idea how close to the listed price you have any hope of getting an offer accepted but I since the nashi orchard is well above my budget I figure put in something low and see. The logical choice of block is for 1.5 acre place 1hr 45 mins from Coffs, that's well within my budget leaving me money for improvements. However it has little emotional appeal - being a paddock right next to an existing house with barking dogs with only a few trees and in full view of the main road.

I have been searching on the web for land near my sister in Coffs Harbour for two years now. Since I don't want a morgage my budget is extremely limited. Ideally I'd like at least 5 acres although some people can produce amazing amounts on less than an acre. A water source would be great though hard to find in my price range. The top choice right now is 12 acres about an hour from Coffs, the front half is an old nashi orchard from a big scheme called Johnson Farm which failed, and the back have is bush regrowth.
